Property Managed By another Agency
The good news is you don't have to wait for the lease to expire or the tenant to vacate. If you would like to engage our services there are a few simple steps:
- Check your current Managing Agency Agreement. It will specify a termination period usually between 0 and 90 days. If the property is leased this is the notice period required. If the property is vacant then you can often negotiate a shorter period.
- We will provide you with a termination letter to serve the other agency or we can serve it on your behalf.
- We will arrange to collect the keys and relevant documents from the other agency on the specified change over date. Our team will work closely with the tenant to ensure rent payments are changed and an initial inspection of the property is completed. A comprehensive audit of all documents pertaining to the lease will then be completed.
Property Self-Managed
We understand that there are some perceived benefits to managing your own property, we also appreciate that circumstances change and it may have become too much. We will guide you on how to best transition your property and tenant to Heimat with minimal disruption.
Audit
While traditional agency directors are focused on the hype of sales and allocate minimal time to the rigours of Property Management, Heimat's management team are hands on ensuring all new managements and tenancies are set up accurately from the beginning. Our directors will complete a comprehensive audit of the tenancy and property file. The audit will include a review of:
- Third-party subscriptions and Insurances
- Original lease and ingoing inspection
- Outstanding maintenance and repairs
- Assessment of the current market value
- Rent and lease review strategy
